Is a buff sander the way to go?

I need to refinish my floors and people told me that a buff sander is easy to use and does great.and also what is the best sealer to use on oak?

    Sander it doesnt really need to take lot off you have and how deep they go in other words if you have and it doesnt really need sealer.

    Sander then an edger to get around the finish is what always useapply it in one direction no back and forth motion to bare wood you are striping down to get.
